1. Design & Permits: 6–12 Months

This is where most of the waiting happens.
Between architectural design, engineering, and municipal approvals, this stage often takes six months to a year — longer if your site is steep, or if you’re building in the City of Vancouver (where permits can take 30+ weeks).

Pro tip: Decide on your builder and designer early. A complete, well-coordinated submission saves months.


2. Construction: 9–14 Months

Once permits are in hand, things move faster. Foundations, framing, and rough-ins take several months, followed by finishes, millwork, and landscaping.

Weather plays a role — Vancouver’s rain and winter temperatures can delay exterior work — but with good scheduling, most custom homes take around a year to build once ground is broken.

3. Finishing Touches & Move-In: 1–2 Months

After inspections are complete, we move into finishing details: painting, fixtures, and landscaping. Expect a few final weeks of touch-ups before occupancy permits are issued.
